A 24-hour turnaround valuation service for estate agents, buyers and sellers of UK leasehold property from £99 plus VAT.

Why get an EPV?
- You are considering extending your lease or buying the freehold and would like an estimate of how much it will cost.
- You are a landlord and have been approached by your tenant for a lease extension or the purchase of the freehold.
- You are an estate agent advising the buyer or seller of leasehold property.
How much does it cost?
Our charges start from £99 plus VAT for our standard EPV service.
For properties with an extended lease value in excess of £500,000 the charge is £250 plus VAT.
Some background on leasehold issues
The implications of buying a property with a shorter lease are often neglected as part of the buying or selling process. Buyers and sellers all too often discover that there are extra costs or complications involved after they have already paid solicitors’, surveyors’ and mortgage fees.
Marriage value is equally divided between the Landlord and Tenant when leases have less than 80 years remaining, so without a working knowledge of the legislation the calculations are complicated to follow.
Lease terms should be clarified with a Land Registry search or a visual review of the lease to establish certainty. Home Information Packs (“HIPs”) contain a Land Registry search and should be inspected where available.
